The Avalon Place Summer Map: Two Westheimer Blocks, Two Different Strategies

Step out of an Avalon Place driveway heading north, and within four minutes you are choosing between two retail centers that share a street, a zip code, and almost nothing else in operating philosophy. River Oaks District sits at 4444 Westheimer. Highland Village sits at 4055 Westheimer. They are a seven-minute walk apart. This summer they are pulling in opposite directions, and if you live in the 300-home pocket between them, the direction you turn on a Saturday morning increasingly determines what kind of day you have.

The short version: one is layering family programming and food onto its luxury base, the other is doubling down on experiential flagship retail. Neither is wrong. Both are within a mile of your front door.

The ownership shift that explains everything

River Oaks District changed hands on March 1, 2024, when Fertitta Entertainment Inc., controlled by Houston billionaire Tilman Fertitta, acquired the 13.87-acre River Oaks District for approximately $450 million. That is not a footnote. Fertitta's holdings run through Landry's Inc., which includes over 600 restaurants, hotels like the Post Oak Hotel, and ownership of the Houston Rockets. When a hospitality operator buys a luxury shopping center, the programming calendar changes. What follows this summer is the evidence.

Highland Village, meanwhile, has been on Westheimer since 1957 and remains an open-air specialty center whose leasing plan reads like a home-furnishings and apparel index: Restoration Hardware, Williams Sonoma, Apple, Crate&Barrel, Sephora, Perigold, Ra Sushi, and a handful of larger footprints in transition.

What is new at River Oaks District this summer

The programming under new ownership is visibly food-forward and event-forward.

  • Recess. A two-story concept at 4444 Westheimer, Ste. D145. The new business will feature supervised kids' play areas on the first floor and a full-service bistro and bar on the second floor. Recess is set to open at the beginning of 2026. For an Avalon Place household with young kids, this is the first time the District has offered a reason to bring a stroller and stay through lunch.
  • The MArket presented by Sterling's Market. A recurring on-site market running April 26, 2026 – October 25, 2026. It occupies six months of the calendar, which is a scale of programming the District did not attempt under prior ownership.
  • Laura Rathe Fine Art: World of Color. A month-long installation running July 16, 2026 – August 14, 2026, timed exactly to the stretch of summer when residents are looking for indoor afternoon plans.
  • Manolo Valdés at River Oaks District. The public sculpture presentation opened February 17, 2026 and continues to anchor the plaza.

The mix these openings imply is different from the one featured tenants like Hermes, Dior, Dolce & Gabbana, Cartier, Van Cleef & Arpels, Harry Winston, Patek Philippe at de Boulle, Brunello Cucinelli, Kiton, Canali, Steak 48, MAD, Toulouse, Le Colonial, Loch Bar, Ouzo Bay, IPIC Theaters, Equinox would suggest on their own. The luxury base has not moved. Everything around it has.

What is new at Highland Village this summer

Highland Village is not chasing programming. It is chasing flagships.

The headline is Lululemon. Athleisure giant Lululemon is back where it all started. The brand has opened a massive new Houston store at Highland Village, returning to the shopping center that launched its Texas retail run in 2007. The distinction: This time, however, it is not a small boutique. It is a full-scale flagship store with the first-ever La La Land Kind Café inside, giving Highland Village one more reason to draw a crowd. The café is not a licensing gimmick either. The cult-favorite café serves exclusive drinks created just for this location, including a Double Chai Latte and Coconut Cloud Matcha. The footprint is 9,400 square feet, among Lululemon's largest in the country, at 4007 Westheimer Rd, Suite 100.

Two more moves round out the season. The Highland Village leasing plan lists Future RH (Summer 2026) and Escalante's among the changes underway. And on the restaurant side, Community Impact reports Federal American Grill, serving seafood, steaks, burgers and sandwiches, along with starters such as jumbo lump crabcakes, sticky ribs and truffle beef carpaccio, is set to open near Highland Village.

The pattern reads as fewer, larger, more experiential tenants. A resident's reason to walk over is a specific store, not a program on the calendar.

A summer Saturday from an Avalon Place front door

The geography makes a specific kind of day possible that neither cluster could deliver on its own.

  1. 8:30 a.m. Breakfast at Avalon Diner, 2417 Westheimer. The name is not accidental. Avalon Diner's origin begins with the opening of the Avalon Drug Store in 1938 on the corner of Westheimer and Kirby. Beginning in July of that year the Griner family started a tradition that continues to this day. From its inception the 20-seat soda fountain and small dining room tucked away in the back of the drug store has been a gathering magnet for the neighborhood known as the "Avalon" addition to the "River Oaks" community. This is the block that named the block.
  2. 10:00 a.m. Walk into Highland Village for one flagship visit. Lululemon x La La Land Kind Café for the coffee and the space, or RH for the summer 2026 reset.
  3. 12:00 p.m. Cross Westheimer to River Oaks District for The MArket, running through October 25.
  4. 1:30 p.m. Lunch at Toulouse or Loch Bar, or, if the kids are in tow, Recess.
  5. 3:00 p.m. Laura Rathe's World of Color installation before it closes August 14, or the Valdés sculptures in the plaza.
  6. Evening. Steak 48 or Ouzo Bay for dinner without moving the car.

No highway. No parking garage twice. This is the argument for the block.

The old anchor still holds

Something worth noticing while the two centers reshape themselves: the diner that gave the neighborhood its name is still open six blocks east, still on Westheimer, still doing the same thing. Since 1938, we have been serving up timeless favorites like drug store burgers, milkshakes, all-day breakfast, and blue-plate specials. With its vintage décor and welcoming atmosphere, Avalon offers a long ago taste of Americana. Around it, Armandos is celebrated for its sophisticated take on Tex-Mex cuisine in an art-adorned, lively setting at 2630 Westheimer, and Eugene's, formally Danton's Gulf Coast Seafood Kitchen, continues to serve Cajun-style Gulf Coast cuisine, conveniently located between Montrose and River Oaks. The stretch has depth the new tenants do not have to invent.

What this means for a home in Avalon Place

The value of an Avalon Place address has always been proximity: Avalon Place is often noted as one of Houston's most expensive neighborhoods. Once considered an extension of River Oaks, the 300-home neighborhood is now a collection of newly renovated properties and newly constructed single-family homes. That proximity now buys two different experiences on either side of your driveway, and the split is sharpening this summer rather than blurring.

If your household leans toward programmed weekends, events, and food, the District side of Westheimer will do more work for you in 2026 than it did in 2023. If your household leans toward specialty retail and quiet errands with a good coffee, Highland Village is investing exactly where you spend time. Most Avalon Place residents will use both. The point is that the choice is now real, and it is a mile wide.
